Berry Pointe

St. John Properties broke ground on Berry Pointe Business Park on September 28, 2024, marking a major step forward for one of the largest office, flex/R&D, and retail development projects in Charles County’s history. Located on Berry Road, also known as MD 228, at Sun Valley Drive in Waldorf, the project is designed to support a wide range of industries, including technology, light industrial, administrative services, and other growing business sectors.

At full buildout, Berry Pointe is planned to include 518,400 square feet of flex/R&D space, 93,000 square feet of office space, and 22,500 square feet of supporting retail. Phase One is under construction and has seen strong leasing activity, with Chesapeake Regional Cancer Center announced as the first signed tenant, leasing 14,000 square feet of space. Once complete, the development is expected to generate more than 2,100 jobs, strengthening the county’s workforce and adding momentum to Waldorf’s growing commercial corridor.
