Transportation and Market Access

road Charles County’s 2,200 mile roadway network gives companies direct access to major regional markets while supporting daily workforce movement within Southern Maryland. US 301, MD 5, MD 228, and MD 210 form the backbone of county mobility, connecting commercial centers such as Waldorf, La Plata, and Indian Head with the Washington, D.C. region and the broader Mid-Atlantic.

Charles County businesses are also within convenient driving distance of the region’s major commercial airports: Ronald Reagan Washington National Airport is less than 40 minutes from Waldorf, while Dulles International Airport and Baltimore/Washington International Thurgood Marshall Airport are each less than an hour away. Maryland Airport, located about four miles east of Indian Head’s central business district, offers a 3,740-foot paved runway for general aviation and business travel. 

rail Charles County is served by CSX freight rail through Waldorf, St. Charles, White Plains, and La Plata, with lines continuing south to the Morgantown power generation station on the Potomac River.
boat The Port of Baltimore is about 50 miles north of Waldorf and includes a 50-foot berth and channel, plus the Baltimore-Washington Intermodal Container Transfer Facility near Seagirt Marine Terminal.
bus Charles County's VanGo bus service serves commercial hubs and communities throughout Charles County and connects with Prince George’s County bus service to reach Branch Avenue Metro Station. Maryland Transit Administration provides regional commuter bus service to Washington, D.C. from Charles County and other parts of Southern Maryland.

Utilities and Site Readiness

water Charles County provides water service for St. Charles Communities, Waldorf, White Plains, and Bryans Road, while Indian Head and La Plata have municipal water systems.
gas and electric Washington Gas serves commercial and residential areas of Charles County, and SMECO provides electric service, including business incentives for energy-efficient equipment, new construction, and retrofits.
sewer County sewer service is available in Waldorf, White Plains, Bryans Road, Cobb Island, Clifton, and Bel Alton; La Plata and Indian Head operate municipal sewer systems.
broadband Charles County businesses have access to broadband options that include Verizon FiOS and Comcast Business Class, with fiber availability in the Town of Indian Head. Availability, speeds, redundancy, and installation timelines should be confirmed for each property during site selection.
