Charles County Sports & Wellness Complex

St. Charles Towne Center is a 980,000-square-foot mall owned by Simon Property Group. Since opening in 1990, the mall has served as a major retail destination in Southern Maryland, with anchors that include Dick’s Sporting Goods, JCPenney, Kohl’s, Macy’s, and Macy’s Home. The property also includes an AMC Cinema on an outparcel, along with several free-standing restaurants.

In 2024, Charles County purchased the former Sears building and announced plans to redevelop the space into a Sports & Wellness Complex featuring a competitive swimming facility. The County also purchased an outparcel for a future EMS facility. With community input sessions now complete, conceptual design work is underway, marking an important step toward reimagining the property as a community-focused destination for health, wellness, and recreation.
